The Grade A office development KCTL215 developed by Sun Hung Kai Properties (SHKP) in Kowloon West commences its pre-leasing and has been officially named as "Kowloon Commerce Centre (KCC)". A press conference was held today (September 4) during which the developer unveiled the concept behind its name, and the details of the new project including master planning, transportation and environmentally friendly design.

KCC is located in Kowloon West, next to Kwai Hing MTR Station. The project is developed in 2 phases, in which the first phase has been ready for move-in in third quarter this year while the second phase is scheduled to be completed in 2010. Tower 1 is a 35-storey building, with ceiling height from about 2.85m to 3.1m and an average floor area covering approximately 23,000 to 25,000 sf. The total GFA of office and commercial floors inclusive is about 500,000 sf. The project received overwhelming response since its launch and 30% of the office space has been leased.

Sun Hung Kai Real Estate Agency Executive Director Victor Lui said, "The demand for developable land of Grade A office development in traditional commercial district significantly exceeds its supply, and hence the market demand for Grade A office maintains to be strong in the market. As a result, there is urgency for developing a brand new commercial hub. Our Group deems that Kowloon West is strategically advantageous and has great potential. Modeled on the International Finance Centre (IFC) and International Commercial Centre (ICC), we develop the first landmark Grade A office development in Kowloon West and instill new vibes into the district. From aspects of architectural concept, development plan, transportation network, and to greening facilities, KCC is an innovation as it will transform the district and heighten the district's development."

KCC adopted various eco-friendly and greening design concepts, and has been the first building in Hong Kong that was constructed complying to the standards and requirements by the Leadership in Energy and Environmental Design (LEED). We have already registered with the Council for the corresponding certifications. The eco concept of this project prevails from within the building itself to the external environment: (1) various landscape area and sky garden were built throughout the building; (2) maximize the use of natural lights by applying the design of double glazed curtain wall system and installing 19-meter high glass main door entrance; (3) in order to enhance energy efficiency, all energy-saving power and electrical installations include central air conditioning system and elevators comply with greening standards; (4) installation of CO2 detectors to improve and monitor indoor air quality; (5) using eco-friendly or recyclable materials, such as reused piling, SFC wood, Low-VOC (Violate Organic Compound) paints, and carpet (GRI Green Label) for construction; and (6) to recycle condensed water from the air conditioning system, which was designed to reduce 50% of waste water disposal. Being the first Grade A commercial building in the district, KCC will be a new landmark development incorporating extraordinary and superior facilities. In the short-run, we believe KCC would promote the development of the district and transform it into the new commercial hub in Hong Kong".
